Foreclosure of property is a nationwide problem. An estimated 3.8 million homeowners lost their property in the 2008-9 crisis and under the current covid situation, 8 to 13 million may lose homes. The foreclosure rate is historically about 1%. Economic conditions, accidents, and death contribute largely to this issue. The foreclosure process begins with a notice of delinquency after 30 days of non-payment, followed by a notice of default after 45 days, and a lis pendens filing after 90 days. In judicial states, the borrower has 120 days to redeem the property by paying back payments and interest. If not redeemed, the property is auctioned, and if the sale is unsuccessful, it becomes real estate owned. Foreclosure triggers a loan repurchase or make-whole payment demand from a government-sponsored entity (GSE) to the originating lender. The GSE provides liquidity stability, affordability, and timely payment guarantees on the underlying mortgage.

The COVID-19 pandemic has created economic uncertainty, and the federal government and many states have implemented measures to prevent foreclosures. As a result, foreclosure rates in the United States have remained relatively low in recent years. However, it's difficult to predict the exact number of foreclosures in the coming years.

According to data from ATTOM Data Solutions, a real estate data company, there were a total of 214,323 U.S. properties with foreclosure filings in 2020, which was down from 2019 and a record low since tracking began in 2005.

As for 2021 and 2022, it is challenging to make accurate predictions due to the ongoing pandemic and the various government interventions in place to prevent foreclosures. However, the Biden Administration has extended foreclosure moratoriums and mortgage forbearance programs through June 30th 2021, which may help to mitigate the number of foreclosures in the short term. Ultimately, the number of foreclosures will depend on various factors such as the pace of economic recovery, government policies, and the housing market conditions.
